Residential property purchase
Whether you are buying your first home or moving up the property ladder, purchasing a property can be stressful as well as exciting. Our property team know how important your purchase is and we will always do all we can to ensure that everything goes as smoothly as possible.
Once we have the contract papers from the seller’s solicitor we will apply for searches on your behalf and raise any necessary enquiries. Once we have responses that we are happy with, we will go through everything with you and ask you to sign the contract and mortgage deed, if you will be taking out a loan.
We will liaise with you regarding a completion date and then exchange contracts. A deposit is payable to the seller’s solicitor at this point; if you are also selling a property then the deposit from your sale will generally be used.
We will let you know the outstanding balance we need to complete and on the day of completion, this will be sent to your seller’s solicitor and the keys released to you.
Residential property sale
If you are selling a property, we will let you have the necessary forms for completion as soon as you contact us, so that you can start filling in the information. Once you have a buyer, we will send out the contract package. When we receive enquiries, we will work with you to reply to them and liaise with you as to the completion date so that contracts can be exchanged.
On the completion day, we will let you know once we have received the buyer’s purchase money and confirm that completion has taken place.
